  • Depreciated Replacement

    Depreciated Replacement (Site inspection and/or office based service)

    This service provides a depreciation schedule based on information gathered from a site inspection and property owner. It reflects the structure’s current depreciated value, calculated on anticipated life of each building element. An elemental m2 estimate is prepared and the building elements are depreciated to reflect their current condition and functional age. The estimate excludes contents, personal property, land value, site improvements and authority fees.

    This service assists when a cash settlement on a indemnity basis is being considered.

  • Variation Assessments

    (Site inspection and/or office based service)

    A Variation Assessment report provides analysis on changes in construction contracts that can potentially alter the contract terms or require changes to the Scope or character of the works. Often, variations to the Scope of Works are necessary as no project is impeccable and changes are required to meet unforeseen circumstances or altered requirements. Variations can be in the form of additions, omissions or substitutions. We are also able to negotiate directly with the builder if required.

    This service assists when a cost validation is required on additional works to the original contracted Scope of Works.

  • Progress Claims

    (Site inspection and office based service)

    Point-in-time inspections are conducted to value completed construction works. This ensures funds released do not exceed the value of works completed. A project cost monitoring report precisely identifies the project’s current financial status, variations and potential risks. Sergon is also able to negotiate directly with the builder if required.

    This service assists:
    • With the certification of construction milestones
    • When the support for the release of progress payments is required
    • When a cost monitoring plan is required to ensure repair reinstatement runs to budget
